​We absolutely loved the lake and location of the home! We just a little trouble with the dock. The home accommodated 25 of us comfortably. Overall, our stay was fun and enjoyable. I would recommend this to anyone looking at this location for a vacation. Owners were very communicative which made it extremely easygoing.

​There was so much space for our group of 14 (7 couples)! Everyone had their own room with beds to spare. We stayed on the main floor in the master bedroom and it was perfect. Nice big king size bed with the most comfortable pillows and bed comforter. The master bedroom restroom was nicely updated.

The game room was used a lot to play pool and darts and lead out to the sunroom which was convienent for our rainy afternoon.

Between getting in the hot tub, hanging out on the main level patio, playing lawn games, lounging in the living room, and cooking/ eating , we were plenty occupied but relaxed at the same time. We definitely want to return here. All the rooms, the lake view, all the extras (pantries full of kitchen things: bakeware, tons of dish sets and silverware, kitchen electronics, kitchen supplies such as foil, zip lock bags, seasonings), it was all appreciated to have at our fingertips. The restrooms had plenty of supplies too had we forgotten to bring anything. The lake is steps away but it was so windy and cloudy that we never made it into the lake for swimming but we didn't mind at all. Very fun and relaxing weekend!! Thank you for letting us stay there!

​It was the perfect getaway for my birthday, me and the girlfriend decided to take a weekend off for my birthday and we had the most fun we've had in a very long time. It was very clean, the hot tub was perfect, no problems at all, five stars across the board from us, we'll be glad to come again in the future!

​I planned a surprise 30th birthday party for my husband this past weekend at Sunny Mornings. Christina was absolutely wonderful to communicate with! She was always so friendly and quick to respond. The house was so clean and had the most beautiful view! I appreciated the attention to detail and how many little touches that had been added to make our stay more comfortable. We forgot to bring a few things, but the house is so well stocked that we didn't have to run to grab anything, even though there were grocery stores nearby. The day was rainy unfortunately, but there were so many fun things to do around the house that no one even minded. There are so many beds and we were able to sleep 19 adults and 3 kids comfortably. I would definitely recommend booking here to anyone who is looking for a wonderful house with a friendly owner and great view!

​Overall, this house is the perfect retreat for families and friends, especially large groups! The house is very nice, with plenty of room for playing games, lounging around, cooking meals, and spreading out at night when its time to call it a day! Sleeps 30 is by no means a stretch for this property. We ended up having 17 people and everyone had a bed to sleep on, and we still had an extra bed and two extra pull out couches that went unused. Best of all, every room comes equipped with its own air conditioning unit so even in the hot summer nights of August, you still can sleep cool, or freezing if thats what you like! The upstairs wrap around porch is perfect for morning coffees and lounging around through out the day. The backyard strip, while small, was still plenty of room for corn hole, washers, and airing up 10+ rafts. Food storage was a non issue, with two fridges (one in the kitchen, one down stairs) we were able to keep all the food cold and some beer, but most of our drinks we kept in coolers under ice out on the porch. Now for the best part - Lake Front Access! The owners kept things simple with their dock, which is all you need for a Texas Lake. It was very hot as you can imagine, so we jumped right in off of the dock. We tied up about 10 rafts off of the dock with the help of a personal anchor and floated both days we were there, listening to music from a portable player we brought (music is a must for the lake). My recommendation: Depending on the size of your group, having a couple jet skis would be the most optimal avenue, or a boat for going out and enjoying more of the lake. The house sits in its own little cove so you are a 30 second stroll from open water. Definitely bring a water sport vehicle if you can! This cove is also perfect for kayaking or stand up paddle boarding if you are into that. All and all, this house is perfect for large groups of families and friends, I recommend this house to anyone and everyone. We really enjoyed our stay here. The house is fantastic. There are lots of sleeping areas and lots of bathrooms - needed for a large group. I think there is a TV in every room with a bed. The kitchen area was also good - lots of dishes available to use if you didn't bring your own. Another nice touch was that all the kitchen cabinets and drawers were labelled with what was inside, so you don't have to spend time searching 5 drawers before you find the silverware. Also lots of good areas for sitting around visiting. It is obvious the owners have fixed this place up to enjoy it themselves. We used the hot tub and it was very nice on my sore back.

The children had a ball swimming off the dock close to the house. The only reason I didn't give this place a 5 star rating (4.5 stars is not an option) is that there were no stairs or ladder to get out of the swimming area close to the house. There was a wide enough place there for adults who were not in the water with the children to sit and watch them swim. It would have been nice to have a bigger area (maybe covered to have some shade?) out by the boat dock for swimming and sitting and watching others swim. We have no other complaints and will be happy to stay here again.

The owners were very responsive. We couldn't find any extra garbage bags. I texted the owner to ask where they might be and got a response immediately telling me where to find them! We had no other problems but it was nice to know the owners would answer immediately if we needed them.

There was plenty of room to park all our vehicles (11 of them - one with a boat trailer, and one with a seadoo trailer.)

All in all, this place is fantastic. We've had a family reunion for the last three years and this is by far the nicest place we've stayed. Hopefully we can book it early enough next year that we can use it again.

​A large group of us from Austin stayed here a couple nights on the weekend of the TX-OK game at the Cotton Bowl. The owners were incredibly helpful and understanding throughout the process, always quickly answering any questions we had. The house itself was awesome as well. There were a lot of thoughtful and convenient amenities included and everything was right where you'd expect them to be. I usually don't post reviews for anything, but it was such a great weekend, I couldn't not - largely thanks to this house and its awesome owners!

​This place worked out great for our large group. Everyone had their own private space as well as several differnt places to hang out. The house was extremely well stocked with more than what we needed. The owners are super responsive and helpful. We really enjoyed our stay.

​It was a relaxing and amazing time! The house was very spacious for the kids and had many activities to do inside from the rain and the owner was very generous to help us with moving the boat so we can dock our boat and the house was fully stocked. I had a great time and my family did too. I would definitely be back and recommend this property to friends and family.

​​Because of our busy schedule my wife and I try to find the best location for a family vacations that everyone will enjoy. We've rented condo's and homes in several locations and in different states. This property was great! Starting with property manager Susan. She met us out there the first day and walked us thru all the property and amenities (was very thorough and helpful). Pictures and amenities description are spot on!
